In line with their ongoing tradition of firsts, Bengaluru-based Brigade Group, under the leadership of Mr Jaishankar, Chairman and Managing Director, recently introduced the city's first ultimate lifestyle enclave: Brigade Gateway. Commitment to quality and a passion for innovation have enabled the company to grow from a single-building, small, private enterprise to a diverse multi-domain, multi-city public limited company. It has completed over 100 buildings in the residential, commercial and hospitality sectors amounting to 20 million sq ft and has an ambitious target of completing 30 million sq ft of development in the next five years. Jaishankar shares the journey with CW.

Major changes in the industry
Our first project - Brigade Towers on Brigade Road in Bengaluru - started 26 years ago, in October 1986. It was a 14-storey office building of 1 lakh sq ft, the tallest private building in the city, and was one of the first projects where office units were sold. However, today, a project less than 1 million sq ft is not even considered as a large project. Incidentally, the World Trade Centre building in Brigade Gateway with a height of 128 m is now the tallest building in South India. Moreover, the concept of large residential integrated enclaves or gated communities did not exist 25 years ago. Also, when we launched Brigade Gardens on Church Street, Bengaluru, in 1990, it was the first centrally air-conditioned building in the city. No shopping malls existed in Bengaluru then. However, today, several fully air-conditioned shopping malls with multiplexes exceeding even 1 million sq ft can be seen in the city. Further, the concept of a club house was not a common feature in projects until a few years ago. Also, a simple feature like elevators with stainless steel cage was ordered for the first time in Bengaluru in 1987 for Brigade Towers. Today, this is a common feature in many projects.
Landmark achievements to date
Some landmark projects include the Brigade Gateway - our flagship project - comprising 1,265 residential apartments, the 1-million-sq-ft World Trade Centre building, 800,000-sq-ft Orion Mall, The Galaxy Club, The Brigade School, Columbia Asia Hospital and the 230-room Sheraton Bangalore Hotel. We introduced the concept of mixed-use developments with the launch of Brigade Millennium in South Bengaluru in 2002. We also introduced the concept of serviced apartments in the city in 2000 by launching Homestead Service Residences. Moreover, we are probably the only Indian developer to be listed in the 'Best under a Billion company in the Asia-Pacific region' by Forbes magazine in 2008. Moreover, a group company has inked a pure equity investment transaction with the Government of Singapore Investment Corporation (GIC).
To benchmark against the best globally
The developer community has to 'think big and differently' to meet world-class design and quality standards of property development. Also, proactive government policies for housing will facilitate the development of quality projects to meet the housing needs of millions of lower and middle-income groups in the country.
A feat to attain
I would like to be remembered as someone who practised the organisation's core values, QC FIRST: Q stands for Quality, C for Customer, F for Fairness, I for Innovation, RS for Socially Responsible and T for Trust. We are continuously striving to create an organisation that survives the test of time and aim to create non-profit institutions.
Word of advice to young players
Starting a business is a long-term commitment and there is no short cut to success. It's all about entering the right business at the right time, with proper planning, hard work, good management skills, and winning the customers' trust.
