InnoVision as the strategy for future growth
"Mantri Developers believes in constant innovation. We are building the tallest residential tower, Mantri DSK Pinnacle, in southern India comprising green homes. Mantri Webcity is the first techno residential project that incorporates nano technology, robotics, and cloud computing to encourage social connectivity for people of all age groups. Other innovative projects include Mantri Espana, with Spanish colonial architecture and a 60,000 sq ft, centrally air-conditioned clubhouse; Mantri Signature Villas with individual swimming pools, terrace gardens and courtyards; and Mantri Euphoria, which has a bio-pool and butterfly park inspired by its Balinese design."
Future plans and vision
"The focus for the next five years is to grow tenfold with focus on the residential township segment, and graduate from developing 15-20 acre land parcels to those in excess of 100 acre with an emphasis on developing a mini city that fosters community living and the 'walk-to-work' concept. Post our MoU with the Karnataka Government to develop a metro station outside Mantri Mall in Bengaluru, we have plans to participate in PPP projects in southern and western India. The company is also looking to grow in sectors such as hospitality, education, integrated townships, IT SEZs and commercial spaces, including retail."

Project: Mantri Glades, Bengaluru Type: Residential Size: 2 acre (total site area) Completion: November 2014
InnoVision factors: The project features the unique concept of a terrace garden on alternate floors, which soothes and delights the senses. The major challenge has been to ideate and implement the concept; to sell and market it to customers; and to provide high-class amenities and unique features without increasing the cost burden on customers. Along with a sustainable landscape, the project also offers features like STPs and rainwater harvesting.

Project: Mantri DSK Pinnacle, Bengaluru Type: Residential Area: 319,168.96 sq ft (built-up area); 413,850 sq ft (saleable area) Completion: March 2014
InnoVision factors: Constructing the tallest tower involves challenges like getting governmental approvals; maintaining field-area ratio (FAR); ensuring that residents on each floor have sunlight access and open views; enabling the building to withstand complex forces or unnatural circumstances; ensuring safety; and meeting expectations in terms of amenities and interiors. A standout feature is the launch of the 'augmented reality' application in association with Telibrahma to give a 3D view of the property. This provides a panoramic view of the interiors along with a virtual walkthrough, informing the customer about built-up area, cost per sq ft, the interiors and other special features. Also, the environment-friendly project has achieved IGBC's gold certification and offers features like STPs and rainwater harvesting.

Project: Mantri Espana, Bengaluru Type: Residential Size: 13.26 acre (total site area) Completion: Phase I and II-complete; Phase III (2014-2015)
InnoVision factors: Amongst the key challenges were identifying the right technology partner and builder; seeking project approvals; road upgradation owing to its location where infrastructure development was being carried out round the clock; and incorporation of green features to reduce pollution. The project incorporates a host of smart home features. The company tied up with CISCO to develop a new ICT-enabled, real-estate model encompassing communities and smart homes. Communities can benefit from connectivity technology enabling intelligent concierge services, remote doctor consultations, private tutoring and digital lifestyle solutions. Individual smart houses are created by interconnecting, configuring and computer controlling elements such as lighting, heating and cooling systems, security systems, and entertainment systems. Also, STPs and rainwater harvesting has been incorporated.

InnoVision factors: The key challenges have been to meet timelines despite rising costs while providing top-class amenities and maintaining quality and safety standards. One innovative marketing feature is the 'digital kiosk', which enables customers to get a complete walkthrough of the property and an insight into the structure, floor plan and amenities to be provided. Customers can also have a detailed look and feel of the property before approaching the customer executive for investment or further details. Also, the project is very sustainable and has been built in compliance with environmental standards; it features a STP along with a rainwater harvesting facility.
