"Hiranandani Group's vision has always been ahead of its time. To turn that vision into reality, it has had to constantly innovate, such as new techniques of waterproofing, new types of plumbing, new ducting for the roads to ensure that you didn't have to open them again and again. The company started with the guarantee of waterproofing the terraces, and repair leakages in toilets. The innovation has been constant and continuous."
Future plans and vision
"The company prides itself on being the first to come up with integrated townships in India. It looked at a township in terms of making buildings to sustain it with a holistic approach. So, when a building was made with amenities, the company would also make a good school, a great hospital, entertainment areas par excellence, and a shopping centre rather than malls that would be more customer-friendly. All in all, the company has not just built townships but enhanced the quality of life of people who live in them. And it will continue to do so."

Project: Crisil House, Mumbai Type: Commercial (Part of Hiranandani Garden, Powai) Size: 1.77 acre Completion: December 2009
InnoVision factors: It is a naturally lit office - 60 per cent of natural light for workstations comes in through the atrium. All floors have a central atrium overlooking the green area and there are seven gardens on the premises to absorb heat and CO2 and provide a visually pleasing environment. There is a STP for recycling and recycled water is used in gardens. Other features include preferred parking slots and charging points for electric cars and an integrated building monitoring system for energy. A recipient of IGBC's platinum LEED certification, this is a landmark project acclaimed for its architectural features and innovativeness.
CASE STUDY 2
Project: Hiranandani Estate, Thane Type: Township Size: 250 acre Completion: Ongoing
InnoVision factors: Seventy-plus buildings have been completed with 5,000 families residing in the township. Built on the concept of community living, the homes have been beautifully created in harmony with large open spaces. Features include landscaped gardens; a horticulture unit; nursery; rainwater harvesting plant; and bio-methanation plants.

Project: Hiranandani Gardens, Powai Kind of project: Township Size: 200 acre Completion: Ongoing
InnoVision factors: The project plan is people, economy and environment-centric. Water is treated through STPs and used for gardens and toilets; 2 mld is treated at central plants and 2.5 mld is treated at package plants at different locations. Rainwater harvesting plants have been installed; during the monsoons, around 1 mld water is reused by immediate rainwater harvesting method. Indeed, on an average, 50 per cent of the water demand of the project is met by recycling and reusing water through STPs and rainwater harvesting systems.
