Founded in 1988, Adarsh Developers set itself a mandate of making a difference in an industry ruled by quantity rather than quality. To what extent has this objective been achieved?
Building fine homes crafted from a finer understanding of the people who live in them is the prime motto of Adarsh Developers. Our residential projects in Bengaluru have won accolades not only from our customers but also from discerning critics. Our classic residential developments like Adarsh Vista, Adarsh Palace, Adarsh Gardens, Adarsh Residency, Adarsh Hill, Adarsh Vihar, Adarsh Nivas and Adarsh Nest are highly sought after even today. We continuously reinvent ourselves to create projects that emphasise comfort, safety and cost-efficiencies.

How do your projects live up to the Adarsh tag line, 'Beautiful homes for beautiful people'?
Each project is a palace built for the customer, who is the king. Our prestigious Palm Meadows Project in Bengaluru is India's first gated villa development that has been extensively covered in Fortune magazine, The New York Times, Mercury News of San Jose, California, and several other dailies and magazines. Each project is designed with meticulous attention to detail and offers unparalleled comfort through open spaces and tastefully appointed interiors.

Having started in the residential space, today, Adarsh is also into commercial projects, IT Parks and, lately, SEZ development and hospitality. Please highlight the key completed projects in each of these areas.
Adarsh has to its credit several hi-tech commercial developments in Bengaluru. Its retail and office developments follow stringent quality measures. Standing tall as testimony to this are buildings like Adarsh Opus, Adarsh Regent, SJM Towers, Adarsh Eco Place, Adarsh Manhattan and IT SEZ on Outer Ring road.

The blue-chip companies housed in them include Mistral Software, Tata Consultancy Services, The Lifestyle Store, Mindtek, Meru Networks, KPIT Cummins, Subex, Honeywell, Sasken Technologies and Sandvine. Our five-star club, Palm Meadows, is also renowned, while Adarsh Hamilton, a business hotel, is another feather in our cap.

You have strived to instill freshness in your projects with concepts like teakwood windows, drinking water on taps, RCC picket fences to avoid termites and so on. What role does innovation play in your projects?
Constant innovation has always played a vital role in our projects. We have made provisions for solar water heaters on terraces; surface and wastewater is recycled and used for landscaping as per our green initiatives. Similarly, all our projects have world-class Water Treatment Plant (WTP) and Sewage Treatment Plant (STP).

We now plan to install centralised gas piping system in our projects. Our premium residential condominiums are designed for optimum utilisation of natural lighting and ventilation, and our villas are provided with skylights for natural lighting and energy conservation.

You say you have a full-fledged testing laboratory to ensure the quality of concrete, among other things. Highlight the technologies used in your projects.
We use CTMs (compression testing machines) to determine the crushing stre-ngth of our concrete blocks. Besides, a glass-ometer is used to check the glossiness and uniformity of marble. A coating thickness metre is used for ferrous and non-ferrous materials like aluminium powder coating.

You say your projects are a perfect blend of modern concepts and Indian sensibilities and offer the best of both worlds. Explain how.
Although we follow the ancient planning system in accordance with traditional Indian building concepts, space planning is implemented according to international standards. Similarly, the technique of construction, materials used, sanitary fixtures and skilfully planned modular kitchens are a perfect blend of Indian and modern living standards.

You are based in Bengaluru. What is the nature of the real-estate market there?
The Bengaluru real estate market has steady growth without much hype or rapid appreciation. We are very comfortable in this type of market.

Adarsh holds an ISO 14001-2004 accreditation. What green practices have you deployed in your projects?
We have been certified with OHSAS 18001:2007 (Occupational Health and Safety Assessment Series), 2008, and follow the statutory rules and regulations of the Karnataka Pollution Control Board. Water and energy conservation through the use of recycled water for landscaping, reduction of hazardous material consumption, monitoring the pollution of air, water, soil and noise at the project sites to permissible levels are some of the green initiatives undertaken by us.

The popular perception is that builders and ethics don't go together. What is your take on this?
The fact that we deliver more than what we promise in terms of the quality of the end product speaks volumes about our ethics.
