Since then, the Hiranandani Group has come a long way and is recognised countrywide for its modern, state-of-the-art mixed-use township projects in Powai and Thane, both of which have become preferred residential and commercial locations in and around Mumbai. And what's more, the group has now gone international with 23 Marina - a 395 m high 90-storied, neo-lifestyle, residential tower in the upscale Marina region of Dubai. He shares his views with CW.

Major changes seen in the industry
The industry, over the years, has become more organised and professional. We are now able to move up the value chain in terms of delivery, quality, design, amenities, etc. There has undoubtedly been a great improvement in the deliverables over the last 30 years.
Landmark achievements till date
Every day begins with a new challenge and ends with a new achievement. Be it a 7,000 sq ft extension of a building (the early days), a 50,000 sq ft building in Yari Road or a 20-storey tower, the list of achievements is endless. We improved the quality of concrete and bought large layouts like Powai and Thane. I was the secretary of MCHI for 14 years and was also a part of the drafting committee of the National Housing Policy and the Afzalpurkar Committee, which started the SRA scheme. Today, I am connected with about 17 colleges, 10 schools in Mumbai and two hospitals; my hospital was awarded the Best Hospital in Mumbai in 2010.
To benchmark against the best globally
What we really need to do is emulate not one, but several best practices in terms of transparency, safety, quality, methods, training, planning, etc. These can be improved to set a benchmark globally as the world is continuously moving forward in terms of construction practices. Also, there is never a time when you have learnt it all and you become an expert. When we talk of best practices in construction, there is a continuous need for proposing in new ideas, thoughts, training and it's a continuous exercise. There is no end to professional training.
A feat to attain....
Every year brings new aspirations and the urge to do more. I want to make the next hospital of excellence in Thane, another college, another layout and buildings in each and every segment of society. I also want to be more socially active in terms of providing education and health facilities to our workers.
Words of advice to younger players/newer entrants.
It's not about teaching, but learning from each other. I have learnt a lot from these youngsters. They are far more excited and enthusiastic about their work. The only advice I would like to give them is - keep learning.
