Oberoi Realty Ltd is currently developing a 2.1 million sq ft mixed use project in Worli, Mumbai. Raman Sapru, Executive Vice President-Engineering, expounds on the project to Shriyal Sethumadhavan.

Plan of action

With the total area exceeding 2.1 million sq ft, our Worli project is a mixed-use development incorporating a residential and commercial tower and, a five star deluxe hotel. The residential tower would be over 350 m in height. We are in the advanced stage of designing and at the pre-construction stage.  We have been working with global consultants. We have utilised KPF (Kohn Pedersen Fox Associates) and QS Services Consultants for this project. We are also associated with structural consultant LERA (Leslie E Robertson Associates) for the structural design of the building. As compared to India, there are scores of high-rises developed abroad. So the idea is to get the right resource, understand their works, and better it from there.

Technology sought

There are plenty of technologies and methods available. We are looking at a good combination. It's all about exploring and evaluating the apt technology for this type of construction.

Our South-Mumbai project is all about conquering heights. As you go higher, one has to consider the wind speeds the structure would withstand, the verticality of the building, and so on. We would be looking at the GPS  in order to obtain an accuracy in the verticality of the structure. Accordingly, we are looking at such mix-and-matches.

Striding ahead

Oberoi Realty currently has 13 ongoing and 11 planned projects and we expect to provide a total saleable area of approximately 20 million sq ft. In terms of involving global contractors, every project need not have a global solution. That would entirely depend on the need to meet the right blend.
