Real estate developers see a major growth potential in Gujarat on the grounds of the state's rapid industrialisation, growth of the manufacturing sector, and creation of better social infrastructure. Ahmedabad, a prominent city of the state, is witnessing an unprecedented boom in the realty market. As Suresh Patel, President, GIHED, informs, the city is likely to develop 32,000 houses and nearly 12,000 commercial properties this year. Likewise, Rajkot is gearing up to be the next potential destination for service sectors like IT and ITES attracting significant investments in the real estate sector.

On its part, the state government has made attracting investments one of its key goals. It has promulgated a hassle-free land acquisition policy – a big hurdle in many states. According to media reports, the state-owned Gujarat Industrial Development Corporation acquired around 5,000 acre from farmers in villages around Sanand, a rapidly developing auto hub, to hand over to companies interested in expanding/launching operations there. The state has also been smart in marketing its industrial locations by claiming easier access to markets in west and north India – key auto markets locally – as well as ports.

Upcoming residential developments

Many real estate companies have made Gujarat an ideal place to work and live in by introducing world-class real estate infrastructure. “Presently, there is a phenomenal rise in the demand for residential properties across the state,” states Jayesh Patel, Director, Shree Developers. “Affordable homes of 2-3 BHK are gaining more popularity,” he informs. Following are some of the residential projects coming up in the state:

• Stavan Arise: This is a project by Sambhav Infrastucture in Ahmedabad comprising three blocks of G+5 floors having 55 apartments of 3 BHK apartments with amenities like a club house, gym, etc. The project is at the conceptual stage and is likely to be complete by November 2012.
• Earth Aroma: This is a residential property of 3-BHK apartments by Elegance Developers at Sardar Patel Ring Road, Ahmedabad.
• Iscon Riverside: This project by JP Iscon Ltd at Shahibaug, Ahmedabad offers amenities like an attractive entrance foyer, air conditioned entertainment lounge library, children's play area, senior citizen park, volleyball court, business centre, water cascade, school drop off point, gymnasium, etc.

Upcoming commercial developments

In the recent months, Gujarat’s drive to establish itself as an all-round attractive investment destination hub has quickened, leading to a massive growth in its commercial properties. The state is currently planning to develop Surendranagar-Wadhwan, Morbi-Wakaner and Bharuch-Ankleshwar as twin cities, following the development of Surat-Navsari on those lines. Each duo will also have special investment zones. Other commercial projects in the offing include:

• Empress Park: This commercial complex by KSL and Industries in Vapi comprises six towers of G+10 floors having 2-4 BHK apartments with the basic amenities.
• Pharma SEZ: Dishman Infrastructure is setting up a pharma and fine chemicals SEZ over 106 hectare at Bavla. The project is likely to be complete by June 2012.
• Textile Park: Swami Multi Industries Co-operative Ltd is planning to set up a textile park at Surat with a proposed investment of Rs 500 crore.
