The company

A company dedicated to creating healthy living spaces, Mahindra Lifespace Developers Ltd (MLDL) builds residential and commercial complexes, integrated business cities, infrastructure and waste management projects. The real-estate development arm of the $6 billion Mahindra Group, MLDL has to date developed over 5.8 million sq ft of land; while another 8 million sq ft is under construction. The company is a preferred partner for companies like BMW, Infosys, Deutsche Bank, Renault-Nissan and TVS, and creates developments that are likely to generate direct employment for 2.5 lakh professionals by 2018, thus benefiting 40,000 families residing in them. The company is also the first corporation to qualify for platinum rating for green residential buildings and the earliest corporate house with a formal presence in real estate. It has introduced India's first green residential buildings, adhering to IGBC (Indian Green Building Council) Green Home rating system, which offer more window space, daylight and ventilation, and save energy (up to 33 per cent) and water (up to 40 per cent). All of us are bound by the same code of conduct and we take that very seriously. As a result of this, we are not in certain spaces of business and don't do certain things. But we stay true to the principles of the corporate governance of the company.

Quality and timely delivery

As an industry, we still have a lot to achieve in these fields. If you look at the Indian context, a lot of technology in construction is still set in conventional ways with multiple people working on a project, so it becomes difficult to standardise and control. To that extent, people are definitely trying to ensure that they deliver a quality product on time. The use of new and innovative technology in India needs to be ramped up for world-class, timely delivery.

Future watch

If you talk about 2030, 40 per cent will be in an urban environment. Jobs will increase and there will be more requirements for houses in the urban environment. Thus, the overall prospect for the industry is good in the long term. As the industry is prone to be cyclic in nature, there will be highs and lows but demand will increase.
