Bengaluru tops flex office stock in the APAC, outshines Shanghai, Seoul and Tokyo: CBRE

Bengaluru, as per a CBRE report, topped the list of 20 APAC cities with the highest flexible office stock at 15.5 million sq ft in APAC region, including Shanghai, Seoul and Tokyo. Delhi NCR ranks second in the city list with a total stock of 10.7 mn sq ft of flexible office space. Recent growth in APAC flexible office space market has been primarily driven by Indian cities, where the expansion is supported by the demand for managed solutions offered by domestic flexible space operators. The report highlights that Delhi NCR witnessed the highest increase of 26 percent in the flexible office stock since CY 2023. Other Indian cities also did exceedingly well with Hyderabad and Mumbai making it to the top 10 cities with 6.8 and 6.1 million sq ft of flexible office stock respectively. The Asia Pacific flex space market continues to display stable growth with the total stock of flexible office space in the APAC region reaching 89 million sq ft - an increase of 3.9 percent from CY 2023.

With an unwavering focus on sustainable built spaces, occupiers’ preference to lease in green certified buildings has gained momentum in key office markets across India. During Q2 2024, about 13 million sq ft of office space in the top six cities has been leased in green-certified buildings. This represents a 24 percent YoY increase and accounts for an impressive 82 percent share in overall leasing - an indication of rising awareness amongst corporate occupiers with respect to the role that built structures have to play in containing climate change through carbon footprint reduction. Interestingly, of 13 mn sq ft, about 60 percent were in relatively newer developments, which have come up in the last five years.

Ghaziabad, a vital part of the Delhi NCR, is making significant strides in the residential real estate market. Known for its relatively affordable properties compared to areas like Gurgaon and Noida, the city is experiencing increased activity driven by major infrastructural developments. According to SquareYards.com, Ghaziabad witnessed nearly 11,000 property transactions in the first quarter of 2024. The majority of these transactions occurred in the less than Rs.5 million price range, comprising over three-quarters of the total transaction volume. Delhi-NCR leads in Q2 real estate investment surge
India’s real estate market experienced a remarkable surge in investments during Q2 2024, attracting a significant USD 2.77 billion, according to Cushman & Wakefield’s latest report. In terms of cities, Delhi-NCR emerged as the top destination for private equity investments in Q2, attracting USD 532 million and capturing 19 percent of the total share of investments, marking a significant 74 percent year-on-year increase. According to the report, the second quarter’s performance marks a 1.5x increase in comparison to the previous quarter and a substantial 39 percent growth year-on-year.
