Gurgaon leads in the development of affordable Housing

To promote Affordable Housing across the states with focus on Gurgaon, Faridabad, Manesar, Sohna and adjoining areas. REDCO (The Real Estate Development Council) of Haryana held a round table meeting on Affordable Housing resently. The round table was attended by Mr. Rohit Malik, Director, DEDL, Mr. Sharma, Raheja Developers, Mr. Sachin Jain and Mr. Manish Jain, Aster Infratech, Mr. Ravi Aggarwal ,Signature Global, Mr. Naresh Chandra Jain, Conscient Infrastructure, Mr. Jogendra Kadiyan ,Lotus Infrastructure ,Mr. Naveen Agarwal Pivotal Infrastructure, Mr. Parveen Jain ,Tulip Infratech,Mr. R.K. Jain Supertech, Mr. Sushil Bedarwal, S BEDARWAL Consorium and Mr. Virender Thanda ,AVL Infrastructure.

Prices of affordable houses have been fixed by the Haryana government keeping in mind the lower-middle and middle segments of the society. In affordable houses, no builder is allowed to sell at a rate above Rs 4,000 per square foot in high potential zones like Gurgaon, Panchkula, Faridabad, and Rs 3,600 per square foot in medium potential zones. It was announced that 20,000 houses would be built under affordable housing projects as per 23 licenses granted in Gurgaon city. Recently Shri. Manohar Lal Khattar has approved Rs 237.07 crores for various development works to be executed in different urban estates. Out of total expenditure on development works, Rs 42.83 crore would be incurred in Gurgaon.

During the meeting it was proposed that Bank Guarantee (BG) to be waived off as no such BG is being charged in general housing projects, maintenance Clause to be reviewed, increase in Management Quota, policy should have clarity on EDC & IDC charges, maximum FAR, Sale of Management quota should not be time bounded, application of Haryana Apartment Ownership Act (HAO). The same will be proposed to the Honorable Chief Minister of Haryana, who is the chief patron of REDCO Haryana.

REDCO Haryana was founded with the objective to improve upon the Realty sector through mutual support, coordination and dissemination of information among stakeholders to further the concept of a healthy business atmosphere. The council, recognizing the need to bridge the gap between builders and citizens, collaborated with Gurgaon administration with the DC as patron and heads of RWAs to elaborate upon circumstances and situations arising out of the disconnect between the two. The council acts as the apex forum to address any issues cropping up during construction or related to any project of the constituting members. This would enable the citizens to table their grievances to the council which it turn would address both parties evenly to cleave an amicable solution. REDCO is a transparent body which recognizes the CM as its chief Patron with HUDA acting as the administrator on its panel.

“The meeting was very successful. There are some major decision arrived that the association is supporting the government in increasing the housing stock as for as affordable housing is concerned. There are various surveys has conducted which indicates the prosperity level has been higher than that what was seen and those surveys are gone present to the government where we will able to provide such housing which will be needed by the people at affordable rates and become so popular that Haryana leads the country in provision of affordable housing” said Colonel Prithvi Nath General Secretary of REDCO.

REDCO, boasting of stalwarts in Real Estate, Gurgaon has taken a long leap to include all stakeholders within the ambit of development. It seeks to dissolve the element of arbitrariness associated with head honchos, by bringing the problem statement right to the center. An aggrieved citizen can directly approach the council with their concerns, have it addressed by the panel which would cater to the interests of both parties.
