Pirojsha Adi Godrej, Chairperson of Godrej Properties, and his cousin Freyan Crishna Bieri have acquired four luxury apartments off Peddar Road in Mumbai for a total of Rs 2.9059 billion, according to documents accessed by IndexTap, a real estate data analytics firm.

The apartments, located in the Godrej Carmichael project on Mumbai’s prestigious Carmichael Road, were purchased at a record price of Rs 178,000 per square foot, setting a new benchmark in the area and surpassing the previous high of Rs 163,000 per square foot recorded at Morena House by JSW.

The apartments were bought through Ceres Developers, where Pirojsha Godrej serves as Director. The total property value stands at Rs 2.9059 billion, with a consolidated stamp duty payment of approximately Rs 175 million. Specific transaction details include:

A 4,359.92 sq ft unit on the 24th floor, bought for Rs 777.7 million at Rs 178,372 per square foot.

A 4,359.92 sq ft unit on the 23rd floor, acquired for Rs 758.7 million at Rs 174,021 per square foot.

A 3,527.54 sq ft unit on the 25th floor, purchased for Rs 209.7 million at Rs 178,372 per square foot.

The Godrej Carmichael project, situated behind Jindal Mansion, features a 30-floor tower rising 119.92 meters and offers panoramic views of the Arabian Sea, Mahalaxmi Racecourse, and the Willingdon Club. The ultra-luxury development is scheduled for completion by December 2030 and is designed to offer unmatched exclusivity and luxury.

Carmichael Road, often dubbed 'Billionaires' Row', continues to be a magnet for ultra-high-net-worth individuals. In Mumbai’s property market, the record for the most expensive purchase remains with banker Uday Kotak, who bought the Shiv Sagar building on Worli Sea Face in February for Rs 272,000 per square foot.
