Dalcore Ties Up with UHA for YOO-Branded Residences in Gurugram
Dalcore has announced a strategic architectural partnership with UHA for The Falcon, an ultra-luxury branded residential development on Golf Course Road, Gurugram. The project will feature North India’s first YOO-branded residences by YOO and is backed by a strategic investment from the Shriram Group.
Located in Sector 53, Gurugram, The Falcon is being positioned as a design-led residential landmark. UHA has conceptualised and is guiding the project’s architectural and structural vision, while YOO is curating the interiors of the residences, clubhouse, common areas and landscaped spaces to deliver a cohesive branded living experience. Spread across around 2 acres, the project will comprise a single high-rise tower with approximately 96 ultra-luxury 3 BHK and 4 BHK residences, with homes expected to be priced at Rs 100 million and above.

The tower’s design evolved through an intensive three-month process, moving beyond conventional high-rise formats to a sculptural form inspired by stacked rounded volumes. Sustainability has been integral to the planning, with the project targeting LEED certification and incorporating detailed studies on sun paths, wind movement and local climate conditions. The North–South orientation has been planned to optimise energy efficiency and thermal comfort.
UHA’s global portfolio includes projects such as Dubai Creek Harbour, Infinity Towers in Limassol, Sadro Residencias in Mexico and KEAN in Cyprus, reinforcing the project’s international design credentials. According to Knight Frank, India ranks sixth globally in branded residential supply, accounting for nearly 4 per cent of the existing market, with the segment projected to grow by nearly 60 per cent by 2027, driven by demand across NCR, Mumbai and Bengaluru.
