Accenture Expands Bengaluru Office Lease to 567,000 Sq Ft

Accenture Solutions has expanded its office footprint at Pritech Park SEZ in Bellandur, Bengaluru, by renewing a lease for 441,000 sq ft and taking an additional 126,000 sq ft. The transactions take its total leased space at the campus to 567,000 sq ft, according to property transaction data from Propstack.

Pritech Projects is the landlord and Primal IT Infra is the confirming party. The lease commenced on 1 March 2026 and runs for five years, with the company occupying a chargeable area of 566,617 sq ft across the property.

The office space has been leased at a monthly rent of Rs. 76.20 per sq ft, resulting in a monthly rental outgo of about Rs. 43.2 mn. Total rent payable over the lease period is estimated at Rs. 2.69 bn, while the security deposit is Rs. 161.1 mn.

The agreement provides for a 12 per cent rent escalation every three years during the lease tenure. The additional space can be used for offices, information technology and information technology-enabled services, as well as other commercial activities approved under the SEZ unit approval. Employee cafeterias are also permitted.

Bellandur, located along Bengaluru’s Outer Ring Road, is a major commercial office hub occupied by technology companies, global corporations and business services firms. Knight Frank India said large office transactions of 100,000 sq ft and above accounted for 28.2 mn sq ft of leasing across eight leading Indian cities during the first half of 2026, with Bengaluru and Hyderabad recording the highest activity.

Accenture has also expanded its office presence in other Indian cities. It leased about 1 mn sq ft in Hyderabad for 10 years at a total rent exceeding Rs. 10 bn, while a separate Pune transaction involved approximately 345,000 sq ft. In Noida, the company leased nearly 165,000 sq ft for five years at a total rent of Rs. 1.95 bn.
