AI Thane Sells 100 Units in 100 Days Post Launch

In a notable milestone for Maharashtra’s commercial property sector, AI Thane, a newly launched project in Wagle Estate, has crossed 100 unit sales within 100 days of launch. Touted as India’s first Artificial Intelligence-integrated commercial district, the project has garnered interest from small and mid-sized enterprises, tech startups, and first-time commercial space buyers.

According to the developer, 65 per cent of buyers are first-time investors, many from outside Thane. “Our vision was to create a workspace ecosystem for emerging entrepreneurs, small firms, and tech-forward professionals,” said Sohan Thakur, lead promoter of AI Thane. “Achieving 100 transactions in 100 days is a strong validation of that vision.”

The project offers compact office units ranging from 600 to 1,500 sq. ft., with modular expansion options. Key features include AI-powered building management systems, predictive maintenance, biometric access, and high-speed connectivity—amenities designed for modern, tech-enabled businesses.

Urban Shift in Wagle Estate

Located in Wagle Estate, a traditional MSME and light industrial hub, the success of AI Thane signals a shift in the area's commercial real estate profile. The Maharashtra Industrial Development Corporation (MIDC) has introduced reforms such as digitised approvals, modernised electricity grids, and improved access through the upcoming Metro Line 4.

“Wagle Estate is undergoing an institutional-level transformation. AI Thane is the first project to fully capitalise on these policy changes,” said Sanjay Iyer, Sales Head of AI Thane.

Despite a 14 per cent year-on-year dip in MMR’s commercial absorption in Q1 FY26 due to global uncertainties, decentralised micro-markets like Thane, Navi Mumbai, and Mulund are witnessing stable, end-user-led demand, particularly for office spaces below 1,500 sq. ft.

Phase Two Ahead of Schedule

With over 150 office units in Phase One nearly sold out, the developer plans to launch Phase Two by mid-August. This phase will feature larger enterprise suites, co-working clusters, and café-integrated work pods.

Experts believe AI Thane’s rapid sales pace may prompt developers to rethink commercial formats in suburban markets—shifting from traditional leasing to ownership-led, flexible, and digitally enabled spaces.

“This is more than just a commercial success,” said Mr Thakur. “It reflects a deeper behavioural change in how urban India works—decentralised, digital, and designed for scale.”
