Apeejay And Ambuja Neotia Launch The Park Unizen On EM Bypass

Apeejay Surrendra Park Hotels Limited (ASPHL) and Ambuja Neotia (AN) have launched The Park Unizen, a hospitality integrated development of serviced residences on EM Bypass in Kolkata. The development comprises 69 serviced residences and is sited alongside the forthcoming THE Park Hotel, a complementary luxury hospitality project. The two developments are intended to consolidate the corridor as a mixed use lifestyle destination and to reinforce EM Bypass as a key growth axis in the city’s continuing urban expansion.

The design for the scheme has been led by global architecture firm Gensler, with an architectural approach inspired by the layered ecology of the Sundarban mangroves and a façade articulated to respond to light and climate. Common areas and the club have been detailed by Bobby Mukherrji Architects, employing a curated material palette and experiential finishes that align contemporary aesthetics with local contextual nuance. A raised wellness terrace featuring a panoramic pool, landscaped zones and dedicated leisure spaces will form a central amenity for residents.

The adjacent THE Park Hotel is planned to provide 218 rooms and a variety of event, dining and nightlife venues, together with dedicated wellness and leisure facilities to serve both residents and visitors. The hotel design also incorporates an air taxi landing facility, signalling an ambition to support new mobility formats. The close integration of residences and hotel facilities is presented as a way to bring hospitality services into daily living and to create a vibrant urban address.

ASPHL is identified as a longstanding hospitality operator established in 1967 with a pan-India portfolio of over 39 hotels across five distinct brands and a retail food and beverage footprint through Flurys with more than 100 outlets. AN is described as a diversified group active in real estate, hospitality, healthcare and education that focuses on creating meaningful urban ecosystems. The partners frame the initiative as a strategic alignment of institutional experience with rising demand for design led, hospitality linked living formats.
