Apple has expanded its office footprint in Mumbai’s Bandra Kurla Complex (BKC), renewing a 31,023 sq ft space at a monthly rent of Rs 20.4 million, according to data from Propstack. Previously, the company leased 6,526 sq ft at Rs 5 million per month. The smaller space was priced at Rs 7,680 per sq ft, while the larger space is leased at Rs 6,600 per sq ft per month.

The expansion coincides with the launch of the highly anticipated iPhone 17 series in India, which drew massive queues outside retail stores for the iPhone 17, iPhone 17 Pro Max, and iPhone Air.

Apple renewed leases for office units on the 5th, 6th, 7th, and 8th floors of Maker Maxity 4, owned by Agni Commex LLP, and also signed a new lease for the entire 10th floor and terrace area for five years. The company’s total chargeable area in Mumbai now stands at 37,549 sq ft.

Overall, Apple will pay Rs 25.5 million per month from June 2026, with a 4 per cent annual escalation built into the 55-month lease. The agreement includes a security deposit of Rs 227.6 million.

Apple India Pvt Ltd has also leased around 270,000 sq ft in Bengaluru at Embassy Zenith for 10 years, with a total rental outlay exceeding Rs 10 billion and lease rates near Rs 2,350 per sq ft per month. In Hyderabad, Apple has leased 64,125 sq ft for a monthly rent of Rs 8.015 million for five years.

On the retail front, Apple opened its Bengaluru store at Phoenix Mall of Asia in Hebbal on 2 September, its third store in India following Apple BKC in Mumbai and Apple Saket in Delhi, both launched in 2023. The Bengaluru outlet spans 7,998 sq ft under a 10-year lease signed in November 2024. Rent payments began in August 2025 at an annual Rs 20.9 million, with a Rs 10.46 million security deposit. Both rent and deposit will rise by 15 per cent every three years.
