Ashiana Housing has launched Phase 3 of Ashiana Vatsalya, its active senior living project in Chennai. The new phase will add 168 residential units, with an estimated investment of Rs 1.004 billion. Construction is scheduled for completion by March 2029.
Spread across 17.9 acre, the new phase will offer one-, two-, and three-bedroom homes priced between Rs 8.5 million and Rs 16.9 million. The International Finance Corporation (IFC) will fund the investment.
The larger development includes a 42,000 sq ft clubhouse, 6.3 acres of landscaped and park areas, and more than 40 lifestyle and sports amenities. Located near Kolavai Lake, the project also offers lake views from several homes. Its facilities are designed to support independent living, wellness, recreation and social engagement among senior residents.
Since Phase 1 was launched in 2024, the project has recorded sales of 367 units across its first two phases, generating more than Rs 3.14 billion. Phase 2 was launched in October 2025. The company expects demand for the new phase to come from both end-users and investors.
Ankur Gupta, Joint Managing Director, Ashiana Housing, said the project had received a positive response from seniors and their families because of its combination of homes, open spaces, amenities and community environment. He added that Phase 3 would help the company address growing demand for organised senior living in Chennai.
The launch comes amid increasing interest in senior living communities in India, supported by changing family structures, longer life expectancy and a growing preference for independent living within secure, socially engaging environments.
