AU Real Estate Launches The Sunflower on NH-24

AU Real Estate has launched The Sunflower, an ultra-luxury residential project at Aditya World City on NH-24, with an estimated revenue potential of Rs20 bn. The move represents a strategic expansion into Eastern NCR, a micro-market that is witnessing steady residential demand supported by infrastructure upgrades and improving connectivity. The company described the development as a measured response to demand for low-density, space-oriented housing.

The project will be developed across nine acres and will comprise 595 residences in seven towers, designed as a low-density estate that integrates the spatial advantages of bungalow-style homes with professionally managed living and hospitality-inspired infrastructure. Phase one covers seven acres and includes 428 residences across five towers as part of a phased, planning-led execution approach. The residences are configured as three-bedroom and four-bedroom layouts with efficient planning and large balconies to extend usable living areas.

Unit sizes range from 2,975 sq. ft. up to 4,000 sq. ft., and prices start from approximately Rs30 mn onwards. Balconies measure up to 553 sq. ft., with selected homes offering balconies of up to 800 sq. ft., reflecting evolving luxury housing preferences. Specifications include walk-in wardrobes, Italian marble flooring, fully fitted kitchens and advanced VRF/VRV air-conditioning systems to ensure consistent indoor comfort.

The master plan emphasises openness through staggered towers, generous inter-building distances and layered landscaping to support natural light, ventilation and long-term liveability. The development will provide formal tower lobbies, elevated air lounges in each tower and the Eternia Club as a centrally planned social hub with dining, wellness, a swimming pool, banquet spaces and recreational amenities. The company indicated that the project benefits from established connectivity to Delhi, Noida and Greater Noida and that it plans further developments in Ghaziabad and Noida.
