BEYOND Unveils SIORA Beachfront Masterplan On Dubai Islands
Spanning more than 2 million square feet, SIORA is envisioned as a coastal sanctuary inspired by Japanese garden philosophies, including the concept of Ikigai, which centres on purpose and fulfilment in everyday life. The masterplan seeks to create balanced, meaningful spaces where architecture supports wellbeing and fosters harmony between people, nature and place.
Commenting on the launch, Adil Taqi, Chief Executive Officer of BEYOND Developments, said the company’s journey since its inception in 2024 has been marked by strong momentum, with nine launches delivered in 2025. He added that SIORA represents BEYOND’s second cluster masterplan and a bold expansion into beachfront destinations, covering over 2 million square feet with a gross floor area of 2.7 million square feet on Dubai Islands.
Taqi noted that the development aligns with Dubai’s 2040 Urban Master Plan, which prioritises wellbeing, walkability and nature-led communities. He said SIORA reflects BEYOND’s vision for next-generation waterfront living, where design excellence, natural beauty and emotional connection combine to enable balanced lifestyles and deeper engagement with the surrounding environment.
Over the past year, BEYOND has completed nine launches, attracted residents and investors from more than 40 countries, and achieved sales exceeding AED 10 billion, highlighting strong market confidence in its design-led approach. According to Taqi, SIORA marks the next phase of the company’s expansion along Dubai’s coastline and is intended to establish a new benchmark for waterfront living through an integrated ecosystem of homes, hospitality and lifestyle experiences.
Designed as a pedestrian-focused coastal district, SIORA dedicates more than 70 per cent of its area to open green spaces, delivering over 1.5 million square feet of landscaped environments that enhance comfort and connect residents closely to the shoreline. A continuous 6-kilometre beachfront integrates the sea into daily life, supporting outdoor activity and wellbeing.
Shaded walkways and landscaped terraces are designed to promote easy movement and social interaction while creating cooler microclimates and uninterrupted views of the water. Cultural and artistic elements, including sculptural installations influenced by Japanese aesthetics, are woven into the public realm to strengthen identity and enrich everyday experiences.
Sustainability underpins the masterplan, with wind, water and light shaping ventilation, thermal comfort and climate balance. Drawing on Japanese garden principles, SIORA aims to elevate coastal living on Dubai Islands through thoughtful, purpose-driven design, marking the beginning of BEYOND’s multi-phase presence along Dubai’s evolving coastline.
