Birla Estates Enters Navi Mumbai with Rs 2,600 Crore Project

Birla Estates, a wholly owned subsidiary of Aditya Birla Real Estate, has entered the Navi Mumbai market with the redevelopment of Shiv Sai Co-operative Housing Society in Vashi. The project, being undertaken jointly with an affiliate of Priyanka Group, has an estimated revenue potential of Rs 2,600 crore.

Spread across 3.06 acres, or approximately 12,382 sq m, the development will comprise premium and luxury residences. Located in Vashi, the project offers connectivity to the Sion-Panvel Highway and Vashi railway station.

Connectivity is also expected to improve with the proposed Gold Line metro, which is planned to link Chhatrapati Shivaji Maharaj International Airport and Navi Mumbai International Airport through Vashi. The residences are planned to offer views of the sea, gardens and surrounding mangroves.

Ananya Birla, Director, Aditya Birla Group, said the company’s entry into Navi Mumbai reflects its strategy of identifying markets with long-term potential while creating value for existing communities and residents.

KT Jithendran, MD and CEO, Birla Estates, said Vashi represents a strategic entry into Navi Mumbai’s redevelopment market, adding that the company’s approach to the Shiv Sai Co-operative Housing Society project has focused on transparency and trust with residents.

The Vashi project follows Birla Estates’ earlier redevelopment initiative in Khar, Mumbai, and expands its presence in the redevelopment segment across the Mumbai Metropolitan Region. The company said the project will also align with its broader sustainability commitments.
