Capgemini Divests Airoli Knowledge Park to Panchshil Realty arm for Rs 5.50 Bn

In one of the largest commercial real estate transactions in the Mumbai Metropolitan Region this year, Prime Lohegaon Infraspaces LLP, a subsidiary of Pune-based Panchshil Realty, has acquired Capgemini’s Knowledge Park in Airoli, Thane, for Rs 5.50 billion.

According to property registration documents accessed by CRE Matrix, the deal was registered on September 17, 2025, and attracted a stamp duty of Rs 270.5 million. The acquisition includes multiple land parcels and buildings within the Thane Creek Industrial Area at Dighe, Airoli.

Spread across 15.38 acres, the Knowledge Park campus comprises five commercial buildings, a training centre, utility buildings, a visitors' plaza, three cafes, and a guest house. The property has been a significant IT hub, hosting thousands of technology professionals. Companies such as Here Technologies (Here Mumbai), GEP, Atos Global IT Solutions & Services, and Solcen Technologies currently operate from the campus.

This acquisition marks another major expansion for Panchshil Realty in the Mumbai region. Earlier in 2025, its arm Gramercy Info Park purchased two industrial land parcels in Navi Mumbai’s Ghansoli area for Rs 6.15 billion, further strengthening its footprint in the city’s commercial real estate market.

Panchshil Realty, one of Pune’s leading developers, has been steadily broadening its portfolio across Mumbai, with acquisitions in excess of Rs 10 billion this year alone.
