DivyaSree launches Rs 8 billion residential project in Bengaluru

DivyaSree Developers has launched DivyaSree Quiet Side, a residential project in Yelahanka, North Bengaluru, with a gross development value (GDV) potential of over Rs 8 billion. Spread across five acres, the project will comprise approximately 260 three-bedroom homes across three towers, with 85 per cent of the site designated as open space.

The launch marks the next phase of the developer’s residential expansion. DivyaSree has a portfolio of 12 residential projects spanning more than 6 million sq ft and plans 14 launches covering over 18 million sq ft across Bengaluru, Hyderabad and Chennai over the next three to four years.

The project has been planned around low-density living, with four homes per floor, independent walls between residences and deep setbacks between towers. The layout also incorporates pedestrian-only pathways and orientations intended to support natural ventilation.

“DivyaSree’s journey has always been guided by a long-term view of real estate, creating developments that remain relevant and valuable as cities evolve,” said Bhaskar N Raju, Chairman and CEO, DivyaSree Developers. He said the project would inform the company's approach to its next generation of residential developments.

DivyaSree Quiet Side will offer two three-bedroom configurations: Grand residences of approximately 1,900 sq ft and Luxe residences of approximately 2,200 sq ft, measured by super built-up area. Prices start at Rs 29.9 million, all-inclusive, depending on the floor and configuration. Each tower will also have duplex penthouses with private open terraces.

Amenities include landscaped gardens, walking and jogging tracks, meditation and senior citizen zones, and courts for pickleball, futsal, badminton and squash. The project will have a 15,000 sq ft clubhouse with a gymnasium, swimming pool, library, mini theatre and multi-purpose hall, along with an additional 7,500 sq ft of indoor amenity space.

“Today’s homebuyers are redefining what a premium home means. It is no longer about a list of features, but about how a home feels every day: space to breathe, privacy, greenery and quiet,” said Avinash Suresh, CEO – Residential Real Estate, DivyaSree Developers. He said these priorities had informed decisions on the project's density, layout and home design.

Located in Yelahanka, the development is within reach of schools, hospitals, business parks and technology campuses. The company said it was approximately 30 minutes from Kempegowda International Airport.

DivyaSree's planned residential expansion will cover integrated townships, standalone residences, plotted communities and themed developments. The company is also evaluating opportunities in other high-growth cities.

As part of its expansion strategy, DivyaSree recently partnered with HDFC Capital Advisors to establish a Rs 15 billion residential platform. The platform aims to build a development pipeline with a GDV of approximately Rs 67.5 billion over the next three to four years, supporting residential project acquisitions and development across multiple cities.
