Godrej Expands in Bengaluru and Raipur with Land Buys

Mumbai-based listed developer Godrej Properties Ltd (GPL) has acquired a 48-acre land parcel in Doddaballapur, North Bengaluru, the company announced in a regulatory filing. The upcoming project is expected to offer a development potential of 1.1 million square feet, primarily through plotted residential development.
Located near the upcoming Satellite Town Ring Road (STRR), the land benefits from enhanced connectivity and proximity to Kempegowda International Airport, major industrial zones, and Nandi Hills. Doddaballapur is fast emerging as a sought-after real estate destination in North Bengaluru.
“This investment reinforces our focus on expanding in key growth corridors through well-planned residential communities,” said Gaurav Pandey, Managing Director and CEO of Godrej Properties. He added that the acquisition strengthens the company’s presence in a high-potential micro-market, aligning with its broader strategy for Bengaluru, a priority region.
In addition to this acquisition, GPL has announced its entry into Raipur with the purchase of approximately 50 acres of land for a plotted residential development project, offering an estimated saleable area of 950,000 square feet. The land is located near Old Dhamtari Road, a rapidly developing area with strong connectivity to Central Raipur, the railway station, and Swami Vivekananda Airport.
Earlier in June, the company unveiled plans for a premium residential project in Hoskote, East Bengaluru, on a 14-acre parcel, targeting 1.5 million square feet of saleable area with an estimated revenue potential of Rs 15 billion.
These acquisitions underscore Godrej Properties’ continued focus on expanding in high-growth urban corridors through strategic land investments and premium residential offerings.
