Godrej Properties gets RERA nod for Worli project

Godrej Properties Ltd (GPL), one of India’s leading real estate developers, has received the project registration certificate from the Maharashtra Real Estate Regulatory Authority (MahaRERA) for its upcoming premium residential development, Godrej Trilogy, in Worli, Mumbai. The project is part of a joint redevelopment of a prime land parcel in one of the city’s most prestigious neighbourhoods.

Spread over 2.63 acres, the development will feature three residential towers and has an estimated gross revenue potential exceeding Rs 100 billion. Strategically located just off Dr. Annie Besant Road and adjacent to the Mahalaxmi Racecourse, the project will offer residents panoramic views of the Racecourse and the Arabian Sea, complemented by spacious homes with private decks and premium amenities.

MahaRERA has approved two of the three proposed towers, covering around 1.1 million square feet of saleable area under Phase 1. These two towers, named Seaturf and Seafront, will be launched in the current quarter and are expected to contribute significantly to Godrej Properties’ South Mumbai portfolio.

Worli has rapidly evolved into one of India’s most desirable residential locations, offering seamless connectivity, proximity to major commercial hubs, and a well-developed social infrastructure. The area is home to leading schools, hospitals, retail destinations, and luxury developments, making it a prime choice for high-end homebuyers.

Commenting on the announcement, Gaurav Pandey, Managing Director and CEO, Godrej Properties, said:

“Receiving RERA approval for our Worli project marks a significant milestone in our development timeline. The location offers a unique blend of scale, connectivity, and visibility. This project strengthens our presence in South Mumbai and aligns with our strategy to develop high-potential urban land parcels. We aim to deliver a landmark project that offers residents an exceptional quality of life.”
