Godrej Properties To Develop 18-Acre Project In Thane

Godrej Properties Ltd has entered into a joint development agreement to develop an 18-acre land parcel in Thane in the Mumbai Metropolitan Region, the company said in a regulatory filing. The project has been presented as a largely residential development with an estimated revenue potential of over Rs 75 billion (Rs 75 bn). The company did not disclose the identity of the landowner with whom it has partnered. The transaction forms part of the developer's ongoing expansion plans in the region.

Under its growth model, the company pursues both outright land acquisitions and joint development arrangements with landowners to deliver housing projects. Management indicated that strategic expansions in high-potential micro markets are central to the firm's growth strategy and to creating enduring value for homebuyers. The forthcoming development in Thane was described by the firm as its fourth project in the locality. The structure of the agreement intends to align incentives between the developer and the landowner.

Thane has been characterised by the company as one of the more attractive locations within the Mumbai Metropolitan Region, supported by improving connectivity and demand dynamics. Sales bookings in the first nine months of the fiscal rose 25 per cent to Rs 24,008 crore, equivalent to Rs 240.08 billion (Rs 240.08 bn), and the company signalled confidence in meeting a full year target of Rs 32,500 crore, or Rs 325 billion (Rs 325 bn), for 2025-26. The firm positioned the new site as consistent with its pipeline and revenue objectives. Analysts and market participants will watch execution timelines and approvals.

The regulatory filing signals a continuation of the company's strategy to source inventory through varied acquisition models and partnerships. Godrej Properties remains one of the leading real estate developers in the country and will proceed with planning and approvals before launch decisions.
