Hiranandani Communities, led by Dr Niranjan Hiranandani, has launched Hiranandani Sands, India’s largest integrated coastal township, near Mumbai in Alibaug, with an estimated revenue of Rs 170 billion. 

Spanning 225 acre, the township is designed as Mumbai’s lifestyle extension hub, featuring luxury homes, signature villas, plotted developments, and branded serviced apartments. Residents will have private beachfront access and a jetty, alongside five hotels covering luxury, business, and leisure segments, a mega convention centre, eco-wellness hub, beachside entertainment, and a global-style yacht club. A major water sports hub will be operational by year-end. The project emphasises sustainability, with 27 acres of reserve forest and over 7,000 trees, adjacent to 100 acres of natural wetlands. 

Phase 1 covers 3.3 lakh sq. ft., including three residential towers with 330 units, all sold out at launch, generating Rs 4.5 billion in gross sales. Units range from studios at Rs 80 lakh to premium 3 BHK apartments at Rs 2.85 crore, offering sea and hill views. 

Dr Hiranandani said, “Hiranandani Sands will transform Alibaug’s real estate landscape, enhanced by upcoming infrastructure projects and Integrated Township Project incentives such as a 50 per cent stamp duty concession.” 

Improved connectivity via sea, road, rail, and air, including the Ro-Ro ferry extension, Karanje–Rewas Sea Bridge, Virar–Alibaug Multimodal Corridor, and Navi Mumbai International Airport, is expected to further position Alibaug as a prime coastal real estate and lifestyle destination.
