Homes in Rs 50L–1 Cr Range Lead Sales

AI-based customer profiling by ANAROCK shows that homes priced between Rs 50 lakh and Rs 1 crore dominated sales from 2022–2024, rising from ~28% in 2022 to ~35% in 2024. Buyers in the Rs 1–2 crore segment also grew, while demand for sub-Rs 25 lakh homes declined. Average decision timelines increased from 25 to 28 days, with luxury homes above Rs 3 crore closing faster at 16 days.

The largest buyer group in 2024 was aged 36–40, with under-25 buyers falling to just 4% from 8% in 2020. AI analysis also revealed a growing preference for 3BHK units, up from 38% in 2022 to 45% in 2024, while 1BHK demand dropped.

Digital booking sources fell from ~35% to ~30%, while channel partners rose from ~28% to ~32%. AI-enabled systems like ANAROCK’s ASTRA analyse 2.8 million qualified leads to predict behaviour, optimise targeting, and improve conversion rates by up to 30%. This data-driven approach is reshaping sales strategies, replacing traditional intuition-based methods.
