Jaipur Development Authority Announces Five Land Pooling Schemes

The Jaipur Development Authority has launched five land pooling schemes to shape planned urban expansion across the city. Two schemes are proposed along Mahal Road while three are mapped for Agra Road, Kalwar Road and the area near Tonk Road in Sanganer, according to officials. The proposals are intended to provide a structured framework for industrial, residential and mixed use development and to integrate infrastructure planning.

One of the Mahal Road sites comprises a 127.08-hectare plot in Ramchandrapura spanning Rampura and Kanwarpura villages and is largely earmarked for industrial use. The scheme allocates over 58 per cent of land to industrial and recreational spaces and envisages road networks up to 200 feet wide to support logistics and connectivity. A separate Mahal Road parcel of 266.42 hectares across Vidhani, Rampura, Kanwarpura, Jaichandpura and Vimalpura villages has been identified primarily for residential development.

On Agra Road the authority has proposed a heritage city plan near Khori Ropada village that combines residential and industrial components to balance conservation with growth. The Kalwar Road proposal is a large mixed use scheme covering over 380 hectares and is intended to accommodate commercial, residential and public use in a coordinated manner. In the Muhana Mandi area a further mixed use scheme has been outlined with 62 per cent of land designated for residential purposes along with provisions for public and semi public uses.

Officials indicated that the schemes aim to deliver planned housing, employment opportunities and improved infrastructure while guiding the expansion of transport corridors and public amenities. The authority plans to proceed with detailed design, stakeholder consultations and statutory approvals before implementation to ensure compliance with urban planning norms. The proposals are presented as a framework to manage growth and provide clarity on land use, while enabling phased development and long term service provision.
