Magicbricks recently released its study titled How India Searched Homes in 2025, highlighting a clear shift in residential preferences across major metros and key Tier-2 cities. The research shows that homebuyers, renters and paying guests are increasingly guided by lifestyle alignment, infrastructure readiness and micro-market credibility.

Luxury housing demand remains steady but measured. In premium micro-markets such as Dwarka Expressway, Noida Expressway, Sarjapur Road, Gachibowli and Koregaon Park, 75–80 per cent of buyer interest is concentrated in the luxury segment. Overall, Tier-1 cities show a balanced trend, with 51 per cent of buyers favouring mid-segment homes and 49 per cent preferring luxury.

Lifestyle factors are playing a stronger role in decision-making. Around 35–40 per cent of buyers in NCR and Mumbai prefer sunrise-facing homes, while 42 per cent of home seekers in Kolkata aspire for residences overlooking the Ganga. Acceptance of vertical living is also rising, led by Mumbai, where 41 per cent of buyers prefer towers with G+5 floors or higher.

Infrastructure-led development continues to influence confidence, with 30–35 per cent of buyers in Ahmedabad and Hyderabad investing in emerging localities supported by upcoming projects. Rental behaviour reflects both urgency and planning, with nearly half of renters in Kolkata and Ahmedabad seeking immediate move-ins, while 20–23 per cent of searches in Bengaluru and Mumbai are made almost three months in advance.
