Lumina Acquires 3.79 Acres in Chandivali for Rs 4.75 Billion

Blackstone-backed data centre developer Lumina CloudInfra Pvt Ltd has acquired two land parcels totalling 3.79 acres in Chandivali, Andheri East, Mumbai, for Rs 4.75 billion, according to property registration documents accessed by CRE Matrix.
The first parcel, measuring 2.04 acres, was acquired from Prasoon Spaces LLP for Rs 2.94 billion, attracting a stamp duty of Rs 176.4 million and a registration fee of Rs 30,000. The second adjoining parcel, 1.75 acres, was purchased from Chawla Brothers LLP for Rs 1.81 billion, with a stamp duty of Rs 108.6 million and a registration fee of Rs 30,000.
Together, the acquisitions give Lumina CloudInfra control over 3.79 acres in one of Mumbai’s key micro-markets. Chandivali, close to Powai and well connected via the Western and Eastern Express Highways, is a preferred destination for technology-led developments, commercial spaces, and mixed-use projects.
In recent years, other major data centre land deals in Chandivali include Equinix India’s November 2024 purchase of 1.38 acres for Rs 155 million and the sale of 2.39 acres in May 2025 by actor Jeetendra Kapoor’s family to NTT Global Data Centres for Rs 8.55 billion. These transactions underscore Chandivali’s growing prominence as a hub for data centre infrastructure in Mumbai.
