McKinsey Signs 10-Year Lease for 35,520 Sq Ft in BKC

McKinsey & Company (McKinsey) has signed a 10-year lease for 35,520 sq ft of office space in Bandra Kurla Complex (BKC) in Mumbai at a monthly rent of Rs 2.58 crore, converted to Rs 25.8 million (mn). The firm will occupy the space under the long-term arrangement announced on Monday. The transaction adds a large-format tenancy to BKC's stock of premium office accommodation. McKinsey & Company is a global management consultancy with offices in numerous countries.

At Rs 25.8 million (mn) a month the rent equates to roughly Rs 727 per sq ft monthly and about Rs 309.6 million (mn) a year. The calculation is based on the contracted area of 35,520 sq ft, which is about 3,300 square metres (sq m). The annualised headline charge implies a total headline commitment of roughly Rs 3.096 billion (bn) over the 10-year term. The figures reflect headline costs and do not break out service charges or taxes.

The 10-year term signals continued demand among professional services firms for centrally located, large contiguous floors in Mumbai. Bandra Kurla Complex has continued to attract multinational consultancies and financial firms seeking modern Grade A stock. Leasing of this scale sustains absorption metrics in the submarket and supports rental resilience.

The deal underscores the scale of capital flows into Mumbai's office market and the willingness of occupiers to commit to long tenures amid evolving workplace needs. Landlords of premium stock continue to command strong headline rents for well located properties. The transaction will add to leasing comparables used by valuers and brokers.
