MHADA Floats Tenders for Kamathipura Redevelopment

The Maharashtra Housing and Area Development Authority (MHADA) has invited tenders to appoint a Construction and Development Agency for the cluster redevelopment of Kamathipura, a historically significant neighbourhood in South Mumbai. The project will be implemented by the Mumbai Building Repairs and Reconstruction Board (MBRRB), a unit of MHADA.

Spread over 34 acres, Kamathipura comprises 943 cessed buildings across 15 narrow lanes, many of which are nearly a century old. The redevelopment, under Regulation 33(9) of the Development Control and Promotion Regulations (DCPR) 2034, marks a shift from individual building reconstruction to comprehensive cluster development.

The scheme aims to provide permanent and upgraded housing to 8,001 residents and compensation to 800 landowners. An estimated 4,500 new homes will be added to Mumbai’s housing stock, with 44,000 square metres of land to be transferred to MHADA by the selected developer.

Backed by the Government of Maharashtra, the project operates under the leadership of Chief Minister Devendra Fadnavis, Deputy Chief Minister and Housing Minister Eknath Shinde, and has the support of Assembly Speaker Rahul Narwekar, MP Arvind Sawant, MLA Amin Patel, and local residents.

The approved redevelopment blueprint, prepared by Mahimtura Consultants, is titled Kamathipura Cluster Redevelopment – Urban Village. It envisions not only new residential apartments, but also commercial spaces, recreational areas, and improved urban infrastructure.

Compensation details outlined in a July 2024 government resolution specify that landowners will receive dwelling units proportional to landholding size. Plots of up to 50 square metres will be entitled to a 500 sq ft unit, with additional units allotted for larger plots.

“This tendering process is a major step toward the revival of Kamathipura,” an MBRRB official stated. “MHADA envisions this as a model for urban regeneration in Mumbai’s heritage precincts.”
