The Maharashtra Housing and Area Development Authority (MHADA) will conduct the computerised lottery draw for 2,640 residential flats under the Mumbai Housing and Area Development Board on August six, bringing to a close one of its most awaited housing lotteries this year. The lottery attracted 75,366 applications, an average of 28.54 applicants for every flat. The draw was deferred from June due to the Model Code of Conduct for the Maharashtra Legislative Council elections and was rescheduled once electoral processes concluded.

The inventory for the lottery includes newly constructed homes, flats received from developers under Development Control Regulations 33(5) and 33(7), and unsold units from earlier schemes where waiting lists lapsed. The stock is offered through the Mumbai Housing and Area Development Board and the Mumbai Buildings Repair and Reconstruction Board and is spread across multiple Mumbai neighbourhoods. Locations include Kannamwar Nagar (Vikhroli), Patra Chawl-Siddharth Nagar (Goregaon), Old Magathane and Gorai (Borivali), Subhash Nagar (Chembur), Gandhinagar (Bandra) and Pantnagar (Ghatkopar).

The scheme covers all income categories with 145 flats for the Economically Weaker Section, 858 for the Lower Income Group, 798 for the Middle Income Group and 839 for the Higher Income Group. Major attractions included a reduction in prices for 1,221 under construction flats at Kannamwar Nagar by seven point five per cent, with 610 flats earmarked for the HIG category under newly introduced schemes 538-A and 539-A. MHADA attributed the strong response to reduced prices for selected projects, modern amenities, parking facilities, quality construction, prime locations and pricing below prevailing market rates.

The authority said the computerised draw will determine successful applicants and that further details regarding allotment processes will be announced after the lottery. Applicants had been invited via an advertisement published on March 30, 2026, with an application window that closed on May 28, 2026. Prospective buyers across income groups will await MHADA's allotment announcements following the draw.
