Peninsula Land Launches Peninsula Estates Under Vision 2.0

Peninsula Land, part of the Ashok Piramal Group, has launched Peninsula Estates, a new vertical under its Vision 2.0 initiative, aimed at offering right-sized plots at select premium locations in close proximity to Mumbai. The company said the platform is designed to address growing demand for horizontal living, while overcoming common challenges such as distant locations, unclear land titles and lack of supporting infrastructure.
Peninsula Estates is positioned for urban buyers seeking the flexibility of building bespoke homes within low-density, planned communities. The initiative is anchored on four pillars: the “100-minute rule”, ensuring estates are within 100 minutes of Mumbai; right-sized plots enabling well-proportioned design with a lower entry ticket than ready villas; freedom with assurance through legal due diligence, planning and infrastructure by a legacy developer; and clear land ownership, with buyers’ names reflected directly on the 7/12 extract along with defined FSI benefits. Each estate will also include essential amenities such as a clubhouse and community infrastructure.
Commenting on the launch, Rajeev Piramal, Executive Vice Chairman & MD, Peninsula Land, said: “With increasing intensity, density, and demand in urban centres, individuals today are placing greater importance on prioritising their wants and desires, and focusing on quality of life once their basic needs are fulfilled. That evolving mindset is what brings Peninsula Estates into the picture. By offering well-planned, complete ownership of land at accessible distances from Mumbai, we are enabling people to build homes that reflect who they are—without the traditional anxieties associated with buying land.”
Nandan Piramal, COO & Director, Peninsula Land, said: “We are moving away from the ‘distant holiday home’ concept. By ensuring that our estates are within 100 minutes of the city, we are offering a long-term lifestyle. Our first acquisitions near Mandwa Jetty in Alibaug and near Bhilavale Dam, Chowk - Karjat both represent this vision completely—prime, accessible land parcels ready for urban development.”
The company will initially roll out Peninsula Estates across its recently acquired land parcels in Alibaug and Chowk-Karjat, identified as high-growth corridors with strong connectivity to Mumbai.
