Prestige Estates Plans Rs. 40 bn Property Launches in H2 FY27

Prestige Estates Projects plans to launch residential properties worth Rs. 40 bn across Bengaluru, Mumbai, Delhi-NCR, Chennai and Hyderabad during the second half of FY27. The planned pipeline is nearly 2.5 times the value of launches recorded during the April-September period, as the developer seeks to maintain momentum in the housing market.

The company launched residential projects covering 23.14 mn sq ft in the first six months of FY27, with an estimated revenue potential of more than Rs. 162 bn. It recorded pre-sales of Rs. 138.04 bn during the period and has set a sales booking target of Rs. 350-360 bn for the full financial year.

Prestige Estates recorded its highest-ever annual sales bookings of Rs. 300.24 bn in the previous fiscal year, representing a 76 per cent increase from the year-earlier period. The company said demand remained healthy for both new launches and ongoing projects, with several projects introduced towards the end of the second quarter registering strong sales traction.

As of June 2026, the group had completed 319 projects spanning 216 mn sq ft. Its development pipeline consisted of 137 projects covering 229 mn sq ft across its residential, commercial, retail and hospitality businesses.

Separately, the company's hospitality subsidiary, Prestige Hospitality Ventures, secured Rs. 30 bn from Canada Pension Plan Investment Board (CPPIB) in exchange for an approximately 27 per cent stake. The funds will support expansion of the hospitality platform, which operates luxury and premium hotels and has projects under development in Bengaluru, Chennai, Delhi, Goa, Hyderabad and Mumbai. Prestige Estates has also put its planned initial public offering of the subsidiary on hold, citing uncertain market conditions and other factors.
