The concept of ‘Kyoto life’, reflecting the serene, culturally rich lifestyle of Kyoto in Japan, is now being brought to Thane’s Ghodbunder Road through Puraniks Mirai, a new residential development by Puranik Group. Known for its historical charm and natural beauty, Kyoto’s tranquil ethos has inspired this real estate project to embrace Japanese philosophies of mindful, harmonious living.
Describing the project as a unique residential concept grounded in Japanese tradition, the Puranik Group aims to offer an alternative to conventional real estate models. “It represents a cultural replenishment—spaces designed to breathe, encourage mindful stillness, and nurture community,” said Shailesh Puranik, CMD of Puranik Group.
He explained that the integration of Zen gardens, water features, minimalistic architecture, and wellness-focused communal areas transforms the space into a sanctuary—balancing urban accessibility with deep cultural resonance. “This is not just a new address—it is a statement,” he added, positioning the development as a meaningful response to the pressures of rapid urbanisation in the Mumbai Metropolitan Region.
Thane’s Ghodbunder Road has emerged as one of the region’s most resilient corridors for middle-income housing, even as property prices in peripheral markets have surged beyond wage growth. Data from the Department of Registration and Stamps shows a 28.1 per cent rise in residential sale agreements in FY 2024–25, with over 81 per cent of units registered to individuals declaring self-use under the Maharashtra Stamp Duty Act—reflecting robust end-user demand.
According to CRE Matrix, property values in the Ghodbunder Road micro-market have climbed from Rs 6,400 per sq. ft. in 2014 to between Rs 13,800 and Rs 18,000 per sq. ft. in 2024, representing a compounded annual growth rate of approximately 8.3 per cent.
By introducing a globally inspired yet locally relevant development, Puraniks Mirai seeks to redefine residential living in Thane, offering a fusion of Japanese aesthetic, spiritual calm, and practical urban comfort.
