Puraniks Plans 50-Storey Tower For Mid-Income Buyers

In a pioneering move set to reshape urban housing for India’s middle-income segment, Puraniks has unveiled plans for India’s tallest thematic residential tower—a 50-storey skyscraper on Ghodbunder Road, Thane—designed specifically for homebuyers in the Rs 5 million to Rs 10 million range.
This marks the first time such height and global design sensibilities are being introduced at accessible price points, a model traditionally reserved for premium developments. Offering well-designed 1 and 2 BHK apartments, including flexible jodi configurations, the project is aimed at salaried professionals and first-time buyers seeking an upgraded lifestyle without entering luxury brackets.
“We’re building more than just the tallest tower on Ghodbunder Road. This is a national benchmark where ambition, elegance, and affordability meet,” said Shailesh Puranik, Managing Director, Puranik Builders. “For too long, skyscraper living was reserved for the elite. We aim to change that.”
Situated in the fast-developing Kavesar–Gaimukh zone, the tower is expected to become a defining landmark on Ghodbunder Road, which is rapidly emerging as one of MMR’s most inclusive housing corridors. According to CRE Matrix, property prices in the region have more than doubled over the past decade—from Rs 6,400 per sq. ft. in 2014 to Rs 13,800–18,000 in 2024—while remaining more affordable than the MMR average. In FY 2024–25, 81 per cent of buyers in the area declared self-use, and residential sales increased by over 28 per cent.
With a proven record of delivering 7.5 million sq. ft. and housing over 9,000 families in the Ghodbunder region, Puraniks is now doubling down on vertical developments that combine bold architecture, scale, and smart urban planning.
“There are taller buildings in India. There are themed buildings too. But never has a themed skyscraper been developed for the Rs 7 million buyer,” said a Mumbai-based property consultant. “This signals a new chapter in the vertical democratisation of aspiration.”
Ghodbunder Road’s appeal is also being boosted by major infrastructure upgrades such as Metro Line 4, the Borivali–Thane tunnel, and a proposed coastal arterial road, further positioning it as MMR’s most future-ready residential corridor.
The project’s theme and brand identity will be unveiled in August, with a full-scale launch planned for Q2 FY 2025–26.
