Sayaji Realty Acquires Prabhavati Niwas In Vile Parle

Sayaji Realty has acquired Prabhavati Niwas on Park Road in Vile Parle East for redevelopment. The Mumbai-based developer will deliver a single G+eight-storey tower with two residences per floor offering carpet areas ranging from 1,066 sq. ft to 1,326 sq. ft. Managing director Zuber Dhanani said the company aimed to create a home that respected the character of the locality while elevating contemporary luxury living. The project is positioned to cater to buyers seeking larger layouts within a central suburban address.

A defining design element will be 12.75 ft ceiling heights that, together with large bedrooms and generous balconies, are intended to impart a villa-like quality to the apartments. The scheme will provide a gym, landscaped areas and sit-outs as part of an amenities package that underlines understated luxury. The layout anticipates two apartments per floor to preserve privacy and spatial generosity.

The site on Park Road benefits from access to the Western Express Highway, the suburban railway network and major arterial roads, while proximity to the airport and commercial and lifestyle destinations adds convenience. The neighbourhood is served by established educational institutions, healthcare facilities, retail and hospitality options that support daily living. Such connectivity underpins the project's appeal to owner-occupiers and investors.

The development agreement was signed in April 2026 and the project has secured an Intimation of Disapproval, with the commencement certificate applied for and still awaited. Construction is expected to commence in September 2026, with a sales launch planned for October 2026 and possession targeted for June 2028. The company reports a redevelopment pipeline of about 32,000 sq. m of land parcels and planned development potential of two million (2 mn) sq. ft. Sayaji Realty continues to focus on sensitive redevelopment that balances context, space and contemporary amenities.
