Smartworks Coworking Spaces Limited (“Smartworks”), India’s largest managed office platform by total area under management, has leased approximately 1,68 thousand sq ft in Kolkata to a leading global provider of information technology, consulting and business process services. The IT major’s new workspace is spread across two Smartworks campuses — Victoria Park and Mediasiti — situated in the high-demand commercial micro market of Salt Lake City, Sector V. This transaction represents the largest flex-office deal inked in the Kolkata region. JLL India served as the advisory partner for the transaction.
Commenting on the development, Neetish Sarda, Founder and Managing Director, Smartworks, said, “Enterprise adoption of managed campuses has entered a decisive phase. Large organisations are scaling faster and leaning toward workspace models that offer predictability, depth, and seamless expansion. With flex contributing a growing share of India’s office absorption, our focus remains on building integrated campuses that can support this momentum with consistency across markets.”
Strategically positioned with excellent connectivity and a robust talent ecosystem, the new workspace provides tech-enabled environments, modern collaboration zones, meeting suites, recreation areas, wellness facilities and convenience stores. Designed as holistic, experience-led environments, these workspaces aim to support productivity, organisational culture and scalable growth for today’s enterprises.
As the creator of India’s managed campus model, Smartworks combines scale, flexibility and value-driven workspace delivery under a single platform. Its growth in recent quarters reflects a notable shift in the Indian office market, with enterprises consolidating into larger, high-quality campuses and opting for partners capable of offering speed, consistency and long-tenure stability.
Rising seat retention, extended client tenures and increased demand in the 1,000+ seats category — now accounting for roughly 35 per cent of rental revenues — underline how enterprises increasingly view the managed campus model as a long-term strategic solution rather than a temporary flex arrangement.
Smartworks currently operates a portfolio of around 14 million sq ft across 14 cities, serving a diversified clientele that includes GCCs, Forbes 2000 companies, multinationals and Indian enterprises expanding their presence in the country. Consistent with its execution strategy, Smartworks delivers customised office spaces within 45–60 days, enabling enterprises to go live and scale rapidly across markets.
Following recent large signings by Wolters Kluwer and Davies Shared Services in Pune, the Kolkata transaction reinforces Smartworks’ continued momentum in securing sizeable enterprise take-ups across India.
