Smartworks Leases 8.15 Lakh Sq Ft For World’s Largest Workspace

Smartworks Coworking Spaces announced on Monday that it has leased 815,000 sq ft of office space at Eastbridge Campus in Vikhroli, Mumbai, from the Hiranandani Group, to create what will be the world’s largest managed workspace campus.

Located along LBS Marg, the new campus is expected to go live in the fourth quarter of 2026, according to the company. The agreement was signed with Regalia Office Parks, the commercial arm of the Hiranandani Group, although the lease value has not been disclosed.

The development follows Smartworks’ recent expansion of 557,000 sq ft at Tata Realty’s Intellion Park in Navi Mumbai, reflecting its continued growth across major urban centres.

Neetish Sarda, Managing Director and Founder of Smartworks, said, “With this centre set to become the largest managed workspace campus globally, we aim to redefine the future of managed offices by setting new benchmarks in flexibility, scale, and design.”

The Eastbridge campus will feature an entry plaza, amphitheatre, super-tree greenscape, yoga and meditation zones, jogging tracks, bicycle parking, and a Miyawaki mini forest, underscoring its focus on sustainability and employee well-being.

Smartworks currently manages 12 million sq ft of office space across 14 cities in India and Singapore, serving corporates seeking flexible, high-quality work environments.

Following the announcement, Smartworks’ shares rose 2.4 per cent to Rs 594.10 on the BSE.
