Technopark Seeks Co-Developer for Second QUAD IT Tower

Technopark has invited Expressions of Interest (EoIs) from qualified IT co-developers for constructing and operating the second IT building under its integrated IT micro-township project, ‘QUAD’, at the Technopark Phase IV (Technocity) campus in Pallippuram.
Envisioned as a live-work-play campus, the QUAD project will combine IT innovation, commercial vibrancy, and sustainable design, offering IT professionals access to shopping facilities and residential quarters. The first IT building under the project is currently in the bid evaluation stage. The 30-acre QUAD site is divided into four land parcels.
The proposed second IT tower will span approximately 8 lakh sq ft on around 4.50 acres, to be leased on a long-term basis of up to 90 years. The selected developer will have the opportunity to bring reputed IT/ITeS firms to the premises and partner with Technopark, one of the country’s largest and greenest IT parks. Presently, around 125 companies are awaiting IT space allocation.
Eligible bidders must be private or public limited companies registered under the Companies Act, operating in India for at least five years, with an annual turnover of Rs 350 million in each of the last three financial years. Joint ventures, joint applications, or consortiums will not be accepted.
Applicants must also have successfully completed, in the past seven years, at least one similar project with a minimum built-up area of 4 lakh sq ft, or two IT/commercial/office buildings of at least 3 lakh sq ft each, or three projects of at least 2 lakh sq ft each, including both construction and operations.
