Trump Branded Towers To Be Developed In Hyderabad

Mumbai-based Tribeca Developers and Hyderabad-based Ira Realty will develop a Vaastu-compliant Trump-branded luxury housing project on Golden Mile Road in Kokapet, marking the Trump brand's first entry into South India. The partners plan a total investment of Rs 20 billion (20 bn), including land costs, for two 65-storey towers.

The towers are designed to rise 240 metres and are being promoted by the developers as the tallest residential blocks in South India. The development will contain 450 apartments, including 16 penthouses, across a developable area of 2.2 million square feet (2.2 mn sq ft), with the two towers connected by a bridge and each residence offering independent views.

The scheme will offer three and four bedroom units ranging from 3,600 sq ft to 5,800 sq ft, each with a private lift and an exclusive lobby, and will also include duplex residences of about 12,000 sq ft and penthouses up to 30,000 sq ft. Prices will start at Rs 50 million (50 mn) and rise to Rs 180 million (180 mn), with double-height apartments marketed around Rs 80 million to Rs 100 million.

Tribeca will invest about Rs 17 billion to Rs 18 billion in the project excluding land, while the land is valued at roughly Rs 2.5 billion. Developers project sales realisation of Rs 35 billion to Rs 42 billion; the project secured RERA registration two weeks ago and is expected to take five years to complete.

The launch drew early demand, with eight penthouses sold for about Rs 2.5 billion and one combined penthouse sold for Rs 620 million (620 mn). Tribeca is exploring further luxury projects in the region and may launch three to four more Trump-branded schemes over the next three years, while Tribeca and Ira Realty bring substantial development portfolios and ongoing work in multiple cities.
