Gurugram’s luxury housing market has expanded beyond its traditional prime locations, with corridors such as Dwarka Expressway and Golf Course Extension Road emerging as key centres for premium residential development. Larger homes, integrated developments and amenity-led communities are attracting demand from end-users and investors.

A 2025 report by Sotheby’s International Realty in collaboration with CRE Matrix identified Gurugram as India’s fastest-growing ultra-luxury housing market. The city overtook Mumbai in total sales value for homes priced above Rs 10 crore, recording nearly Rs 241.2 billion worth of transactions during the year.

Among the ultra-luxury projects launched over the past three years, Elan The Emperor, DLF The Arbour and Central Park Delphine highlight the growing scale of premium residential development in Gurugram.

Located in Sector 106 on Dwarka Expressway, Elan The Emperor is part of Elan Group’s 50-plus-acre integrated township. The project comprises 580 residences across five towers and has been planned with consultants including UHA London, WET Design, CD+M, HBA, SWA and Thornton Tomasetti.

With construction by Leighton Asia, the development focuses on large-format residences, premium amenities and landscaped surroundings. Connectivity to Delhi and IGI Airport, along with proximity to business hubs and the Diplomatic Enclave, supports its positioning along the Dwarka Expressway corridor.

Located in Sector 63 along Golf Course Extension Road, DLF’s The Arbour recorded more than Rs 80 billion in sales within days of its launch in 2023. Spread across nearly 25 acres, the project comprises around 1,137 residences across five towers and marked DLF’s return to high-rise luxury condominiums in Gurugram after almost a decade.

The development features four-bedroom residences spanning more than 3,900 sq ft, with expansive decks, floor-to-ceiling heights and a low-density layout. Its location provides connectivity to key business districts and social infrastructure.

Central Park Delphine, located in Sector 104 along Dwarka Expressway, is being developed as a high-rise luxury residential community. Spread across nearly 7.85 acres, the project features spacious three- and four-bedroom residences, landscaped open spaces and hospitality-led amenities.

Planned across multiple towers, the development focuses on larger layouts, green spaces and wellness-oriented facilities. Its location provides connectivity to Delhi, IGI Airport and major Gurugram business hubs, while infrastructure development along Dwarka Expressway has supported interest in premium housing across the corridor.

With several large-scale developments taking shape across these locations, Gurugram continues to expand its footprint in India’s premium residential market.
