Union Living, India's design-led affordable housing platform for students and young professionals, has announced a significant expansion of its managed accommodation portfolio with the addition of more than 2,000 beds across Mumbai, Pune and Ahmedabad. The move marks one of the company's largest growth phases and reflects its focus on meeting the increasing demand for professionally managed rental housing in key education and employment hubs.
As part of the expansion, the company has launched a 1,000-bed student housing and co-living property in Baner, Pune, a 450-bed flagship property in Mumbai's BKC micro-market, a 200-bed property in Kharghar, Navi Mumbai, and a 250-bed property in Ahmedabad. Union Living has also strengthened its presence in Pune with a new property in Lohegaon, further expanding its footprint across high-growth urban locations.
Rishabh Soni, Co-founder and CEO, Union Living, said: "India's rental housing market is undergoing a significant transformation as students and young professionals increasingly seek professionally managed accommodation that combines convenience, quality services, and a strong sense of community. With the addition of more than 2,000 beds across strategically located education and employment-driven micro-markets, we are expanding access to purpose-built, built-to-suit living spaces that offer seamless connectivity to academic institutions, business districts, transport networks, and urban amenities. Developed with globally inspired design standards, technology-enabled operations, and hospitality-led services, these communities are designed to deliver a more seamless, engaging, and elevated urban living experience for today's mobile generation."
With these additions, Union Living continues to strengthen its presence across major Indian cities. The company, which operates as a bootstrapped business and is among the few profitable platforms in the managed accommodation segment, is targeting an Annual Recurring Revenue (ARR) of ₹100 crore in FY 2026-27, compared to ₹45 crore ARR recorded in March 2026.
The company has also signed multiple Build-to-Suit (BTS) projects across Pune, Ahmedabad and Mumbai. Around 3 lakh square feet of development is currently underway across several locations. These projects are expected to add more than 3,500 beds to the portfolio over the next two years, supporting the company's expansion strategy in high-demand urban markets.
Founded to address challenges within India's fragmented rental housing ecosystem, Union Living develops managed accommodation assets that integrate quality housing, hospitality services, technology-enabled operations and community-driven experiences. The company continues to expand across education and employment-focused urban centres, strengthening its position in India's rapidly growing managed accommodation sector.
