You recently announced your entry into Mumbai through the Chembur redevelopment project. What prompted this move and what opportunities do you see in the Mumbai market?
Ramky Group already has a strong presence in Mumbai through our waste management and infrastructure businesses. This has given us deep insights into the city’s ecosystem, regulations, and stakeholders, making our foray into real estate here a natural, well-informed progression. Mumbai, as India’s financial capital, offers unmatched visibility and opportunity. Our entry – starting with the Chembur redevelopment project – is both strategic and symbolic, positioning us in one of the country’s most competitive real-estate markets and reflecting our readiness to take on high-value, high-density urban redevelopment opportunities.
The move was driven by a combination of timing, strong market potential and our proven execution capabilities. With over a decade of experience in building integrated residential communities across Southern India, we’re confident in bringing our strengths – customer-first approach, sustainability-led design and quality delivery – to Mumbai. Chembur’s strategic location, infrastructure and community feel made it a clear choice. Redevelopment here is about more than just vertical growth; it’s about revitalising neighbourhoods with smart amenities and green infrastructure.

How do you consistently maintain quality and ensure timely project delivery?

- Sustainable materials and resource circularity: We are committed to reducing our carbon footprint through reuse and recycling of construction waste. Recycled aggregates, sand and paver blocks are increasingly used across our sites, promoting circular construction and reducing the load on natural resources.
- Water and energy-efficiency: Our developments integrate STPs and water treatment plants (WTPs) to enable near-zero water discharge and internal recycling. We’ve also implemented solar-powered lighting in common areas, along with smart energy meters and low-consumption fixtures, helping residents reduce utility bills while minimising environmental impact.
- Digitalisation and PropTech adoption: We are leveraging building information modelling (BIM) to improve design accuracy, detect clashes early and reduce rework costs. This has significantly enhanced collaboration between architects, engineers, and contractors.

Which upcoming projects or innovations are you most excited about?
We’re entering a pivotal and exciting phase at Ramky Estates, one defined by innovation, customer-centric thinking and a long-term vision to build smarter, greener and more connected communities. Among our upcoming initiatives, one project we’re especially enthusiastic about is the Active Adult Housing Community currently under development. This marks our foray into a high-potential yet underserved segment in Indian real estate.
With a growing population of independent, health-conscious seniors, the demand for quality retirement communities is rising sharply, but supply remains limited. We believe this will be one of the fastest-growing asset classes in the coming decade. Our planned community will go far beyond conventional senior housing, offering integrated wellness infrastructure, tech-enabled services and thoughtfully designed spaces that promote active, dignified and fulfilling living.
What makes this initiative particularly exciting is its alignment with our core values:
