YM Infra Group (YM Infra), in association with Ashwin Sheth Group, has launched One Marina, a 74-storey residential tower at Marine Lines in South Mumbai. The development covers about one and a half mn sq. ft. and has an estimated gross development value of Rs 28 bn. It is intended to be the tallest residential building in its immediate micro market and to respond to premium demand amid limited large format launches in the area. The project is presented as offering lifelong unobstructed views.

Residences will be available in two, three and four bedroom layouts, along with duplexes and penthouses, with ticket sizes from Rs 70 mn to Rs 450 mn. The low density design averages six residences per floor to emphasise exclusivity and efficient vertical circulation. About 95 per cent of apartments will face the Arabian Sea and the first habitable floor is set at 131 feet above sea level to preserve privacy and panoramic sea vistas. Amenities are located on the 69th and 70th floors.

Architecture is by ARK by Reza Kabul Architects, with landscape design by Site Concepts International and structural and MEP consultancy by Mahimtura Consultants and PDA Associates respectively. Kvant Lasers has been engaged for architectural illumination. The fully glazed facade integrates high performance energy glass to improve thermal efficiency while maintaining views. The tower includes 722 parking spaces across eight podium levels and two basements to address infrastructure needs in South Mumbai's dense urban fabric.
