Apeejay Surrendra Park Hotels Limited (ASPHL) and Ambuja Neotia (AN) have launched The Park Unizen, a hospitality-integrated development of serviced residences on EM Bypass in Kolkata. The development marks a strategic addition to the city's evolving urban corridor and is intended to complement the broader mixed-use growth planned for the area. The initiative is presented as a collaboration that leverages institutional hospitality experience and real estate expertise to meet rising demand for design-led residential formats.

The Park Unizen comprises 69 serviced residences and is sited alongside the forthcoming THE Park Hotel, which will offer 218 rooms. The hotel is planned to provide banquet and event spaces, signature dining, nightlife venues and dedicated wellness and leisure facilities. The combined developments are intended to strengthen EM Bypass as a mixed-use lifestyle destination and to reinforce the corridor as a principal growth axis in Kolkata's urban expansion.

Design for the project is by global architecture firm Gensler, which drew inspiration from the layered ecology of the Sundarban mangroves and translated these motifs into vertical articulation and a responsive facade. Common areas and the club have been designed by Bobby Mukherrji Architects with a curated material palette and experiential detailing. An elevated wellness terrace with a panoramic pool, landscaped zones and leisure areas is a central feature aimed at blending hospitality standards with residential privacy.

Company representatives characterised the initiative as an effort to extend design-led hospitality into everyday living and to create a limited address guided by proportion and privacy. Apeejay Surrendra Park Hotels Limited (ASPHL) was noted as having established THE Park in 1967 and now operates a portfolio of 39 hotels across several brands, along with the Flurys retail food and beverage chain with over 100 outlets. AN was described as a conglomerate operating in real estate, hospitality, healthcare and education focused on building urban ecosystems. The partners expect the scheme to contribute to Kolkata's contemporary urban fabric and long-term growth.
