Brigade Group has signed a joint development agreement for an 8.63-acre parcel in Gunjur in east Bengaluru, marking a key step towards a larger 39-acre integrated residential township in the Whitefield–Sarjapur corridor. The company said the JDA execution was recorded on April 15, 2026 and forms part of a strategic land assembly to enable a master-planned township. The project is planned primarily as a large-scale residential development offering a mix of housing typologies.

The development carries an estimated gross development value of Rs 72 billion (bn). The company stated that land assembly for the township is being progressed through a combination of outright purchases and joint development agreements, with the 8.63-acre JDA representing a critical trigger to progress the larger scheme. Brigade intends to advance detailed planning and approvals following the completion of further land consolidation.

Pavitra Shankar, Managing Director of Brigade Enterprises Limited, described Whitefield–Sarjapur Road as one of Bengaluru’s most compelling micro markets driven by infrastructure expansion, enhanced connectivity and strong employment catchments. She indicated that the township will reflect the group’s emphasis on quality, scale and long-term liveability and that the scheme would incorporate multi-generational residential offerings including senior living supported by planned amenities and convenience infrastructure. The company framed the move as strengthening its residential pipeline in east Bengaluru.

Brigade Group, established in 1986, noted its experience across residential, office, retail, hospitality and education sectors and its presence in cities including Bengaluru, Chennai, Hyderabad, Mysuru, Kochi, Thiruvananthapuram and GIFT City. The announcement was made under Regulation 30 of the SEBI Listing Regulations and is expected to reinforce the group’s strategy of building integrated, high-quality residential communities in key growth corridors of the city.
