M5 Mahendra Group to Invest Rs. 3.5 bn in Bengaluru Project

M5 Mahendra Group plans to invest around Rs. 3.5 bn in Mahendra Solterra, a residential project in Ananth Nagar, Electronic City Phase II, Bengaluru. The development will cover 8.4 acres and comprise 522 three-bedroom homes across six residential towers.

The project has an estimated gross development value of Rs. 9.25 bn and will include approximately 1.1 mn sq ft of residential space. Apartment sizes are planned to range from 1,354 sq ft to 2,029 sq ft, with prices ranging from about Rs. 13.5 mn to Rs. 20 mn, depending on configuration.

The investment figure represents the planned development outlay, while gross development value reflects the estimated value of residential sales. The two figures should not be treated as an indication of profit because the development value does not account for all financing, construction, marketing, statutory and other project-related costs.

Mahendra Solterra forms part of the wider Mahendra Aarya masterplan, which spans about 17 acres and 31 guntas in Electronic City. The broader development context could be relevant to buyers assessing internal infrastructure, access roads, amenities, future construction activity and the delivery of subsequent phases.

Electronic City remains an important residential market because of its proximity to Bengaluru’s technology and employment clusters. The company said the project would contribute to its target of developing 10 mn sq ft by the end of the current financial year. Prospective buyers will need to check the project’s RERA registration, approvals, carpet areas, all-inclusive acquisition costs, construction schedule, possession timelines, maintenance charges and connectivity to workplaces and major roads. Further milestones include the formal sales launch, detailed apartment-wise pricing and payment terms, and progress on the six-tower development.
