Distances to major Mumbai hubs are about 50 to 100 kilometres, with travel times ranging between 90 minutes and three hours by road.
The transactions follow other recent property moves linked to the singer and his family, signalling continued activity in the Mumbai region. In 2025 Sonu Nigam leased a commercial property in Santacruz East on a five year period at total rent exceeding Rs 126.1 million (Rs 126.1 mn), and a relative acquired a land parcel in Madh Island for Rs 100 million (Rs 100 mn) earlier in the year. Developers are increasingly targeting Karjat for plotting projects, farmhouses and villas to meet demand for open spaces and weekend homes.
Maharashtra authorities have promoted Raigad as an economic extension of Mumbai through land pooling policies and planned townships, which observers say is driving interest. Land prices vary by location and amenities and are reported between Rs 1,000 and Rs 7,000 per square foot. The deals reflect how local policy and connectivity are reshaping investment patterns in the region.
